Heating & Plumbing

We cover all aspects of heating and plumbing works. All gas works are carried out by our CORGI registered engineers. Relevant Building regulations and local by-laws are observed during all jobs.

We offer the following services:

• Design and installation of new central heating systems.
• Conversion of existing conventional heating and domestic hot water systems to combination systems.
• Installation of under floor heating systems including under-tile electrical heating systems.
• Design and installation of new bathrooms or replacement of existing ones.
• Installation of power showers, whirlpools (Jacuzzi), steam generators for shower enclosures, body jets and rain-bars.
• Safety checks on gas installations, and issuing of Landlord/Home owner Gas Safety Record.

Electrical Services

• We provide a wide range of electrical works for domestic and light commercial sectors.
• All electrical works are carried out by our qualified electricians in accordance with the latest IEE Wiring Regulations. Completed installations are certified accordingly.
• We also provide inspection services to advise on existing installations and recommend any necessary measures required to comply with current IEE wiring regulations.
• Complete Installation of low voltage spotlights and other lighting schemes.
• Installation of audio and video door entry systems, and doorbells.
• Replacement of existing power sockets, lighting switches/dimmers, and other electrical fittings including consumer units. Upgrading existing installation.

Loft Conversions

Gb Works can convert your loft using a number of different options. We can advise you which option would be most appropriate for your property and meet your needs. Each and every conversion is different, due to every client's needs and property being heterogeneous. During the built of the conversion we will arrange for your local-building inspector to visit and inspect your conversion giving you total peace of mind. This will ensure that the design meets the stringent building regulations and planning guidelines. We are able to draw on our many years of experience to guarantee you that we are able to build the most complex conversions. We have a number of actual conversions that you may wish to view.

Loft Types

Dormer
it creates additional headroom for the staircase and new room(s) contemplated.

If an additional bathroom is proposed along with the rooms the increased height created by the Dormer provides additional height above the fittings.

Rooflight/Velux™
This option is generally adequate for those contemplating the smaller loft conversion, generally for a single bedroom; study etc, where adequate height is available within the existing loft space. Rooflights can then be installed with a minimum of disruption.

Mansard
This type of conversion is generally designed within the inner London areas, where clients are following the Mansard trend of similar conversions within their locality. This type of conversion was the preferred design a number of years ago, and would most likely be the preferred option from a planning perspective in sensitive areas.

Flat Conversions

As most property developers know when a house to flat conversion is done correctly and professionally by a good building contractor it can be a very lucrative development. One of the most important parts of a house to flat conversion is the project management. We will manage all aspects of the conversion, which will give you a peace in mind. We pride ourselves on having the skills and expertise that it takes to do a flat conversion the right way.

We understand that property Developers will require all of the planning aspects of a flat conversion to be considered, including fire-resisting components, soundproofing, heat conservation and compartmental walls and flooring. Planning permission is obviously very important on any conversion and we will advice you on how to go about seeking planning permission.

Shop Conversion

Shop conversions allow you to convert your small retail facility into a flat or home. You might think that shops make difficult conversions but this if far from the truth. If the building is in good condition there should be very few problems. Most shop buildings already have existing living accommodation such as a flat above the shop, however it might need modernizing and then re-designed internally to make way for a new layout.

With converting a shop to a home you may have the ability to:

• Add an extra floor.
• Add a mezzanine level.
• Use the basement as a games room or bedrooms.

Problems with converting a shop to a home include:

• The large window at the front may not be allowed to be altered so a good idea is to use opaque glazing and or don't use the room as a living room.
• You may be on a busy road, which gives off noise pollution and no privacy.
• Make sure you are able to convert the shop into a home by contacting the planning permission office.
